Located in everyone’s favorite Westbrae neighborhood, this home with ample outdoor space lives much larger than a typical Berkeley bungalow. This begins with a rare, oversized front porch, which welcomes you to sit and relax. A detached structure* contains two separate spaces (249 sq ft total**) that the owners used as offices, both of which are open to the huge backyard. All on-one-level living and an open floor plan accentuate the easy indoor/outdoor flow with a deck off of the dining room. The whole house is oriented towards the stunning (2021, $35,000) revamp of the backyard into your private oasis. Framed by a majestic oak tree, entertain and play on your generous lawn with a sitting area plus planter boxes. Thoughtful updates include an exquisite, to-the-studs 2021 remodel of the bathroom, a 2022 kitchen refresh, and owned solar. Rated “Walker’s Paradise” and a “Biker’s Paradise” by Walk Score®️, this prime location is close to breweries/wineries, coffee, shops, restaurants, Whole Foods, Monterey Market, Ohlone Greenway, and Solano Avenue.

Neighborhood
West of San Pablo Avenue and east of the San Francisco Bay sits West Berkeley. Previously known as Ocean View, West Berkeley sits at an average elevation of just 23 feet.
Historically an industrial area, West Berkeley now has plenty of commerce, anchored by the 4th Street district. Visitors to this part of the neighborhood will find dozens of shops, cafes, and restaurants. A number of businesses and eateries also line the Gilman Street corridor.
West Berkeley is home to the Berkeley Marina, McLaughlin Eastshore State Park, and horse-racing facility Golden Gate Fields -- all great places to enjoy a sunny afternoon. Interstate 80 offers a direct drive into San Francisco, and two local Alameda-Contra Costa Transit buses offer transbay service. The Delaware Street Historic District has many quaint houses and several city landmarks.
